Home Sales Drop and Prices Rise

There was a slowdown in residential property sales in June, 11.6 percent decrease from last year's record. The number of homes on the market keeps rising, but buyers seem to be searching with caution to find their dream home.  Prices for homes are increasing and the new homes could be to blame. Rutherford County's median home price is 157,900 with a 6% change in the last six months. Housing Construction

As I was reading the Midstate Economic Indicators I came across informative statistics on housing construction in the Middle Tennessee area. Compared to other major metropolitan areas the housing construction decline is moderate.  Although Rutherford County experienced a large decline in single family permits the size of the average household is shrinking.  One in five new housing units can be attributed to shrinking household size. The good news is the market has slowed down in the Middle Tennessee Area, but is forcasted to improve in late 2007.

The housing market inventory is drastically rising faster than sales. The manufacturing and housing industries are headed for a period of adjustment due to the changes in supply and demand.
